The 2026 Playbook
Every strategy that reliably makes money this year, ranked for a two-person team. Pick one or two lanes — the money is in reps, not variety.
Why 2026 favors buyers who move fast
Rates sit near 6.7% and are forecast to drift toward 5.7% by year-end. Inventory is up and sales are recovering, but ~62% of buyers are still sitting on the sidelines waiting for rates to fall. That window — more listings, fewer active buyers — is where discounts live. Sellers who bought at 3% won't list unless they have to, which means the motivated-seller pool (foreclosure, probate, tax-delinquent, relocation, divorce) is a bigger share of real supply than normal. Buy the discount now; refinance into the cheaper money later.
Off-market wholesaling
Find a distressed seller before anyone else, contract the property below market, assign the contract to a cash buyer for a fee. You never own the house. This is also the skill that feeds every other strategy — the best deals you find, you keep.
Cash-flow rentals in high-yield metros
Buy where annual rent is a big fraction of price. The Markets tab ranks 700+ metros on real July-2026 data — the Gulf South and Midwest carry 8–10% gross yields at $150–220k price points, where market rent actually covers the mortgage.
BRRRR
Buy distressed, rehab, rent, refinance at 75% of the new value, pull most of your cash back out, repeat. Working again in 2026 — but only with honest ARVs and real rehab bids. Loose assumptions are how people lose here.
Creative finance: subject-to & seller finance
Millions of sellers hold sub-4% mortgages. When one must sell (relocation, divorce, arrears), taking over their payment ("subject-to") or having them carry the note beats any bank loan you can get at 6.7%. Inventory pressure makes sellers more open to terms than any year since 2021.
Mid-term rentals
Furnished 1–6 month stays for travel nurses and relocations. Premium rents without the short-term-rental regulation fights and turnover. Works best within 15 minutes of a major hospital system.
Flips (bought right)
Rising inventory means retail buyers have choices — average flips are getting squeezed. The margin is 100% in the purchase price now: the 70% rule is a floor, not a target. Cosmetic-only rehabs in the $200–350k resale band move fastest.
House hack
Buy a duplex–fourplex with an owner-occupied loan at 3.5% down, live in one unit, rent the rest. The lowest-capital way to control a real asset, and you can do it again in a year.
Tax liens & deeds
Counties auction the right to collect delinquent property taxes. Either the owner redeems (you collect the statutory interest) or you can end up with the property for pennies. Rules are state-specific — learn one county deeply.

How to read it: Gross yield = a year of rent ÷ price — above ~7.5% is where leveraged deals can cash-flow at today's rates. Price÷Rent under ~13 is classic cash-flow territory. A high yield with falling values (⚠) can be a yield trap — the rent is fine but you're catching a knife on price; underwrite with zero appreciation. Run the numbers
Paste in a real deal and get a verdict. Green means the math clears the bar investors actually use — not the bar that makes you feel good about a house you already like.
Bars: cash flow ≥ $200/door/mo · cash-on-cash ≥ 8% · DSCR ≥ 1.25 (what lenders want) · cap rate ≥ 7%. Vacancy/repairs/management are % of rent — never underwrite them at zero, even self-managing.
Bars: net profit ≥ $25k AND ≥ 10% of ARV. MAO (max allowable offer) = ARV × 70% − repairs — in a rebalancing market treat it as a ceiling. Add a 10% rehab overrun in your head; every flip finds one.
The whole game: refi proceeds (ARV × LTV) vs. all-in cost. Capital left in the deal is what your next deal has to wait for. ≤ $15k stuck + positive cash flow = the machine is working.
Your buyer pays at most ARV × 70% − repairs. The gap between that and your contract price is the assignment fee. ≥ $10k is a real deal; under $5k, renegotiate the contract or pass.
Find it before anyone else
Pick a market and pull the actual county distress records — live, from the government's own servers. Retail buyers see Zillow. This is the list two months earlier.

Stacked lists are the real weapon: a property that's tax-delinquent and absentee and code-violated is 10× the lead a single-list hit is.
The speed system — 30 minutes a day, split between you
- Alerts do the watching. Saved searches on Zillow (FSBO/keywords/price cuts), Auction.com, and your county's new lis-pendens filings — set once, check the inbox daily.
- One of you hunts, one underwrites. Hunter works the lists and makes contact; underwriter runs every address through the Analyzer same-day. No deal sits overnight without a number on it.
- Skip-trace and make contact within 24h of a lead surfacing. Call, text, and mail the same owner. You're usually the only person who's asked.
- Offer fast, in writing, with proof. MAO from the Analyzer + a proof-of-funds letter (hard-money lenders issue them free). A credible offer in 24h beats a better offer next week.
- Follow up forever. Most deals close on the 5th+ touch. "No" in January is "make me an offer" in April — the Pipeline tab is your follow-up memory.

Research an address
